PCSing to San Antonio? A Soldier's Guide to Buying a Home Near Fort Sam Houston & JBSA

PCS orders don't wait, and neither does the San Antonio housing market. If you're heading to Fort Sam Houston, JBSA-Randolph, or JBSA-Lackland, this guide is for you - written by an active-duty soldier who also happens to be a REALTOR. I've lived the move you're about to make, and I help military families do it every month.
Where Military Families Are Buying
Fort Sam Houston: look northeast for established neighborhoods with short commutes, or Alamo Heights and Terrell Hills if you want charm and top-tier schools. JBSA-Randolph: Schertz, Cibolo, Converse, and New Braunfels offer newer homes, strong schools, and an easy drive to the gate. JBSA-Lackland: the far west side and the Alamo Ranch area deliver some of the best new-construction value in the city.
Your VA Loan Is a Superpower - Use It Right
Zero down. No private mortgage insurance. Competitive rates. In today's more balanced market, sellers are far more receptive to VA offers than they were during the bidding-war years. The key is getting fully pre-approved with a VA-experienced lender before you start touring - I can connect you with lenders who close VA loans smoothly and on time.
Buying on a PCS Timeline
Start 60 to 90 days out. I run video tours for families who can't fly in, coordinate inspections while you're mid-move, and structure closing dates around your report date. You focus on the mission and your family - I'll handle the house.
